What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has performed a recent appraisal or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home measurement service can ensure that you're paid a fair price for your home. Living space is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we suggest seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers since they can view the layout and attributes of the property before and after touring.
